Understanding Your Investment at Stompies Resort

  1. What does “Leasehold Basis” mean?
Unlike traditional “Freehold” property where you own the land, the land here is owned by the Department of Water and Sanitation. You are buying the exclusive right to occupy the land.
  2. How long is the lease?
The lease is signed with the Stompdrift Kamanassie Water Users Association (SKWUA). It is a long-term, secure agreement for 9 years and 11 months, which is legally renewableevery consecutive 10-year period. This structure has been successfully in place for some time across all erven in the resort.
  3. Why is it a “Cash-Only” sale?
Because the land is leasehold and not freehold, traditional South African banks cannot register a mortgage bond against it. Therefore, buyers must have the full purchase price available in cash or via an unlinked credit facility.
  4. Are there any hidden costs?
  • No Transfer Duty: Because you are not transferring land title at the Deeds Office, you save significantly on tax.
  • Lease Transfer Fee: A one-off fee of R15,000 is payable by the Buyer to SKWUA to conclude and administer the new lease.
  1. Can I sell the property later?
Yes. You can sell your erf/home and the rights to the lease at any time, just as the current owner is doing now. It is a marketable assetin a highly sought-after, secure resort.

P.S. The Seller (a retired property agency principal) is marketing his own property.
